HVac Preventive Maintenance for Commercial Properties

HVac preventive maintenance is a necessary step to extend and maximize the lifetime of a building’s heating, ventilation, air conditioning and air quality (HVAC) equipment. Performing routine tasks like replacing the furnace filter, lubricating motors and fans, cleaning condenser coils, testing the thermostat’s accuracy and safety controls and identifying leaks in gas lines can produce millions in savings for commercial properties.

Tenants are more likely to be satisfied when they live in a property with functional HVAC equipment. In addition, a well-maintained HVAC system runs more efficiently and consumes less energy which results in lower utility bills. In the long run, this also helps save the environment and cuts costs for the property owner/manager.

A property manager should ensure that a service provider can perform the required routine HVAC maintenance tasks. This includes understanding the schedule, frequency and priority level of each task. Then they should record the details of each task in a Computerised Maintenance Management System (CMMS). This allows the manager to analyse past repair and maintenance invoices and determine an estimated budget for future tasks.

Insufficient maintenance is one of the main causes of HVAC breakdowns. A poorly maintained unit is more prone to malfunctions and may require an emergency repair, costing the property owner/manager money in lost revenue. This can easily be avoided by implementing an effective preventive maintenance program. In the long term, this saves money, reduces repair and maintenance costs, increases the longevity of equipment and improves indoor comfort.
